Selling with bemo

How much does it cost to sell with Bemo?

We have two simple fees – You can either pay up front for £599 or wait until your sale has gone through and pay £1199.

Why use Bemo over a traditional agent?

Because we’re awesome. No really. Aside from saving the average customer £3000 in fees, there are a bunch of other benefits to using Bemo too. Head over to our Why Bemo? page to see some of the advantages we have over other agents.

Do I still have to pay if my property hasn’t sold?

If you have chosen the 'pay upfront’ option you will have already paid and that won’t be refunded. Naturally, if you chose the ‘pay on completion’ option you won’t have to pay.

Are there any hidden fees?

That’s a big no! Our fees include exactly what we say they do.

Are there extras I can add on?

Customer service is at the heart of what we do so naturally we’ll do everything we can to help you with your sale. The beauty of Bemo is that we can be more flexible than a lot of online agents while being better value for money than traditional agents. If you have any specific requirements for your sale just talk to us and we’ll see what we can do.

How long does it take to get my home listed on Bemo?

We’ll get going as soon as we can after you’ve instructed us to sell your home. Your home will be advertised across all of our outlets within 48 hours, or thereabouts.

Where does Bemo list my home for sale?

We’ll advertise your home with the biggest online property portals – Rightmove and Zoopla – and we’ll also capture your all important local audience by showcasing your sale on our Facebook, Instagram and Twitter too!

Can I sell my home with other agents as well as Bemo?

Yes of course. But really, why would you want to? Selling with Bemo is fast, value for money and most of all, very very effective. If for some reason your property isn’t selling as you’d hoped, we have the genuine expertise, local knowledge and experience to advise you on why that might be. We don’t imagine there is another agent that will sell your home more successfully than us.

How do I talk to potential buyers?

Generally we’ll do all of the liaising with buyers for you. We have many years of experience in handling all of the ins & outs of property sales and negotiations and we’ll always act in your best interests.

How does Bemo check potential buyers?

Knowledge is power. We know how important it is for you to establish how well fixed your potential buyers actually are to purchase your property. We will let you know about your buyers position in the chain (if any) and their financial position/if they have their mortgage in place and are ready to go. Basically, anything that we think will influence the success of your transaction.

What if I decide I don’t want to sell?

That’s easy just drop us an email and we will remove your property from the market for you.


Practicalities

Do you cover my area?

Probably. From our base in Benfleet, Essex, we cover a whole chunk of the surrounding localities – we sell houses in Southend, Rayleigh, Hockley, Westcliff and everywhere inbetween. We extend our reach out to Thurrock, Basildon and Chelmsford too! While our main area is south east Essex, we have sales experience in many other areas so please get in touch to see if we can help you with your sale.

Who will value my home and set the sale price?

Unlike other online agents we really do have real local estate agency experience that makes a huge difference when it comes to valuing your property. Your valuation will be handled by one of our proven property experts. They will establish, with your agreement, the best price for getting your property sold in a timely manner at a price you’re happy with.

Who creates my property listing?

Our team of experienced agents will create your listing for you focussing on the selling points that you agree will most likely achieve a successful sale. We’ll make sure all of the details are correct and that your home is shown at it’s very best at all times.

Will I get a ‘For Sale’ board?

Yes of course! We’ll send out a friendly chap as soon as we can after you have instructed us to sell your home. Our unique, eyecatching boards are designed to get your lovely home noticed and we love them. We hope you do too.

Who negotiates and takes care of my sale?

We handle all of that for you. Our team have extensive experience of the entire process of negotiating, selling and progression your sale. They’re always on hand to answer your questions and rest assured they’ll always do everything they can to make your sale as successful as possible.

Can I change the sale price of my home once it has been listed?

Yes. We can change almost any detail of your listing at any time, including the price of your sale. Just call us to discuss your ideas and we’ll advise you on what we think is the best course of action for getting your sale.

Who shows potential buyers around my property?

We will help you to arrange suitable times for viewings with potential buyers but the viewings will be conducted by you, the houseowner. We’re happy to advise and direct you on the points that will really help to sell your home but really, who knows your property better than you?

Can buyers contact me directly?

Ideally, no. Our expertise and experience in handling negotiations, problems and the ins & outs of selling your property is what you’re paying us for. We’d much rather you let us handle the process for you – things run smoother that way.

Do I need an EPC?

Yes you need to have an EPC report prepared. We don’t include that as standard because you have the choice to decide on a contractor to carry out the report. We’re more than happy to recommend someone for this, just talk to us about the EPC when you instruct us to sell your home.

Who does the conveyancing? Do I have to pay extra for this?

You will need to arrange & pay for your own solicitor to care of the conveyancing – but again, we are very happy to recommend our preferred option if that would suit you better.
